Leasing Terms

What it costs to move in, how long you commit, and what the rent covers at Pruitt Rentals in Decatur, Alabama.

Every office at Pruitt Rentals is a private room with its own lock and your own key, and tenants have their own front door key for 24/7 access. Rent is a flat monthly amount that covers utilities, property taxes, insurance, and parking. The first term is a one-year lease, and after that you can stay month to month or sign another year.

Your own locked office

Not a desk in a shared room. A private office with a door that locks, and you hold the only key to it.

Access any hour

Every tenant gets a front door key and an office key. Nights and weekends are yours, with no gate code to call about.

Move in the same day

Sign the lease, pay first and last month, get your keys. There is no committee and no waiting on a corporate office.

Building policies

Keys and access

Each tenant receives a key to the front door of the building and a key that fits only their own office. You can come and go any hour of the day or night, including weekends and holidays.

Signs and your name on the door

You are welcome to put your business name on your door. We ask that you hang it with removable adhesive strips rather than screws or nails, so the door is not damaged.

Mail

Mail is delivered to a collection box at the front of the building. Tenants pick up their own mail there.

Parking

Parking is free and is not assigned by space. At 1102 4th Ave SE there is parking in front and behind the building, and large vehicles and trailers are not permitted.

Sharing or subleasing your office

Bringing in a partner or subleasing your office to someone else is allowed with the owner’s written permission. Ask first, and it is usually a short conversation.

Who you deal with

Hobert Pruitt owns these buildings and manages them himself. There is no property management company in between, so questions and repairs go straight to the owner.

Questions tenants ask before they sign

Do I get my own office, or is it a shared space?

You get your own private office with a door that locks. It is not a coworking floor or a shared desk arrangement, and nobody else has a key to your room.

Can I get into the building after hours?

Yes. Access is 24 hours a day, seven days a week. You have a front door key and your own office key, so there is nobody to call to be let in on a Saturday.

How much do I pay to move in?

First month and last month at signing. On a 425 dollar a month office, that is 850 dollars to get the keys. Through December 31, only the first month is due at move-in.

How long do I have to commit?

One year to start. When that year is up you can go month to month or sign another year, whichever suits your business at the time.

How big are the offices?

The smallest are 8 by 8 and 9 by 8 feet, which fits a desk, a chair, and a small file cabinet. Most offices run from 10 by 8 to 12 by 11, the largest available is 17 by 10, and rent goes up with the size of the room.

Is anything furnished?

Two offices at 906 Wilson St NE come furnished. Offices at 1102 4th Ave SE are unfurnished. Ask which rooms have furniture when you call.

How soon can I be working in it?

The same day you sign. The offices are ready to use, so there is no build-out period to wait through.
