What moves the price

Size. This is the main factor. The smallest offices are 8 by 8 and 9 by 8 feet and rent for $250. Offices with a window or more room run $425 to $695. Rent goes up with square footage.

Which building. 906 Wilson has shared amenities: a break room with a fridge and microwave, plus a conference room. 1102 4th Ave SE is simpler, with offices and restrooms only.

Furniture. Two offices at 906 Wilson come furnished. Offices at 1102 are unfurnished.

That’s the whole list. You won’t see add-ons for utilities, taxes, insurance, parking, or common-area maintenance.

What it costs to move in

First and last month’s rent are due at signing. Same-day move-in is available.

Example: a $250 office costs $500 to move in, and then $250 a month after that.

Move-in special: through December 31, only the first month is due at move-in. That same $250 office costs $250 to get the keys.

There’s no build-out charge and no separate security deposit on top of first and last.

How this compares to a commercial lease

A standard commercial lease in the area usually works differently in four ways.

Longer terms. Three to five years is common. Here the first term is one year, then month to month or another year.

Separate costs. Many commercial leases are NNN, or triple net, leases. They add CAM (common area maintenance) charges, a share of property taxes and insurance, and your own utility accounts on top of base rent. Your real monthly cost can end up well above the advertised number.

Build-out. Many spaces need work before you can move in, and the tenant often pays for part of it.

Annual increases. Escalation clauses raise rent every year. Pruitt Rentals doesn’t have one.

For a solo professional or a two-person office, the all-inclusive model means one known number every month and no multi-year commitment.

Who these offices fit

Insurance and financial agents, bookkeepers and tax preparers, counselors, consultants, attorneys, remote workers who want out of the house, and small congregations. The offices aren’t set up for retail or for contractors who need to park trucks or trailers.
